TERMS & CONDITIONS

Buyer’s Premium: A 10% buyer’s premium will be added to the final bid to determine the total purchase price.

Payment: A 15% down payment is due on auction day, with the remaining balance due within 30 days of the auction.

Property Condition: The property sells AS IS. Buyers are responsible for inspecting and evaluating the land and improvements before bidding.

Acreage & Property Information: Tract acreages are based on the auction map. Building sizes, construction dates, and building descriptions are based on Marshall County PVA records and are approximate. Basement area is stated separately from above-grade square footage.

Easements & Restrictions: Property sells subject to applicable easements and restrictions of record.

Possession: Possession will be given on or before 30 days from the auction date, according to the purchase contract.

Closing Costs: Seller will pay deed preparation and deed transfer taxes. Buyer will pay title examination, title insurance if obtained, deed recording, attorney closing fees, and costs associated with buyer financing.
